Heart of England Housing Group Ltd. undertakes development activity for the Group's customer-facing organisations such as South Warwickshire Housing Association - who are Joint Commissioning Partners with Stratford District Council and Daventry District Council - and Heart of England Housing and Care Ltd.

The environment within which social housing providers operate is undergoing significant change. Both the Housing Corporation and local authorities are increasingly seeking to work with Registered Social Landlords that can adapt to the complex and challenging market place and demonstrate deliverability and high performance.
The introduction of the new Supporting People grant regime in 2003/04 has led to a re-assessment of the type of accommodation we are building. We have responded to the Supporting People agenda and are working with our local authority partners and care providers to ensure that the special needs accommodation we build has the necessary support package linked to it.
Development is, to a large extent, opportunistic and has much to do with the availability of land. To exploit these opportunities when they arise, we are forming strategic partnerships with Developers on Section 106 sites. Our aim is to be the development partner of choice within our area of operation.
The expertise within the Group has enabled the development function to pursue regeneration projects in new local authority areas. Forging strategic partnerships with Developers and local authorities we are committed to providing new homes, new community facilities/amenities and meeting the needs of the local community.
