The improvement and maintenance of existing homes and the development of new houses for affordable rent are fundamental objectives for the association.
Improvement and maintenance
The association seeks to not only maintain its properties to the highest standards, but to continually improve the homes that it owns and manages. In order to achieve this, we will invest in excess of £10.5 million this year in home improvements, planned maintenance and cyclical inspections and repairs. This is in addition to the £2.5 million that we spend each year on responsive repairs and ground maintenance.
In 2007/08 our programme of planned maintenance and improvements includes:-
- New kitchens and bathrooms at 350 properties
- Electrical testing and upgrading at over 1100 properties
- New front and rear doors at over 600 properties
- Installing new uPVC windows at 65 properties
- New water services at over 50 properties
- 200 new central heating systems
- Re-roofing works at 298 properties
- Completely re-pointing 85 properties
- Renewing garden paths at over 150 properties
- External redecoration at over 1027 properties and 374 garages
- External insulation at over 55 properties
- Disability adaptations at over 50 properties
- Servicing over 44429 properties with gas heating systems
- Servicing over 675 properties with solid-fuel heating systems
- Servicing over 4090 properties with smoke detectors
